Zoneamento municipal e os determinantes da formação do preço dos lotes urbanos de Curitiba

This article analyzed the influence of residential zoning ordinances on the price evolution of urban lots in Curitiba, between2002 and 2017, also investigating the effect of urban equipment’s structure and socioeconomic variables in this process. For this, was used the method of double difference matching, estimating such effect for the four residential zoning ordinances established in Municipal Law n. 9800/2000. As a corollary, the regulatory policy regarding the use and occupation of urban land in Curitiba did not have a statistically significant effect on lots prices; however, when each residential urban ordering was separately investigated, an impact was observed for zoning 4. This result may be related to the characteristics of this sector, namely: greater housing density, with the verticalization of buildings; a better urban framework to develop trade and services, and; arterial axes of the city’s integrated public transport network.
